37745 O’Leary Road

37745 O’Leary Road (Parcel 1 on Font Lake)

A 150 foot wide, 1.16 Acre sandy beach lot looking West across most of Font Lake. A beautiful, secluded lot and yet very close to St. James. Driveway already in with underground power and telephone lines installed to a temporary service pole. A septic tank and drainfield have already been installed and approved by the Health Department. A new deep well has also been installed and hooked to the power pole for water on the site. There is a nice shed built off to the side of the homesite for storage of your camping and beach equipment. The view has been opened and most of the building site has been cleared. From this building site you are facing West so you see sunsets year-round over the tree line on the far side of Font Lake. Being at this spot you are almost in town and yet you seem to be miles away. There is a large undeveloped tract of 1400 feet of frontage immediately North of this site and over 2000 feet of frontage immediately to the South that belongs to the owner of the home on the tip of Maloney’s Point. It therefore seems like you are in the middle of your own ¾’s of a mile of frontage. Access is over Hannon’s Road from King’s Highway and then to the end of O’Leary’s Road north. With the lot value currently at $160,000 and the land clearing done and the added improvements this lot is priced right at the asking price of $215,000.
