Ten contiguous acreage parcels totaling 432 Acres in Sections 17 and 18 of T37N R10W. This large chunk of fantastic property is shown on the 2018 Wojan-Cashman map of Beaver Island as “Steven’s Acreage”. Its NW corner is just below Teeter’s Bus Trail abutting State land about ¾ of a mile S of Miller’s Marsh to the logging road on State land known as Graves Road. It runs from the West Side Road to Rushing Water Pond and Horseshoe Bog both of which have most of their area on this private parcel. It has quite a bit of frontage on West Side Road just below Jim Wojan’s 12 acre gravel pit. About half of this acreage parcel is just north of the 300 plus acre parcel known as Applewoods, which is a large hunting camp with 5 orchards. This land varies from the open water holes mentioned above with many hardwoods upland parcels and also many cedar swamp areas and additional mixed forest lands. It would make one of the best hunting camps on Beaver Island, with its maple forest to the north and all of the small hunting clearings on the Applewoods property south of it. Seller wants to sell the whole piece to one buyer. It would be a very good large hunting preserve that could be purchased by an LLC that had Four to ten members, each owning shares of the LLC. There is the possibility of some parcels being split off of the whole parcel on its NW side, but seller will have to reserve easements over any splits to guarantee access to the remaining large parcel.
